Unclear checkout instructions are the source of two of the most common Airbnb host frustrations: late checkouts (which delay your cleaner and the next guest) and guests leaving without returning keys or completing basic tasks. A short, friendly checkout note solves both.

The tone matters as much as the content. Guests respond better to 'checkout by 11am' than 'MUST be out by 11am or extra charges apply'. Both convey the same deadline; only one starts the final morning on a good note.

What to Include

  • Checkout time — specific, unavoidable
  • Key return instructions — explicit location or method
  • Rubbish — only if a bin day falls during checkout
  • Dishes — one clear instruction (dishwasher vs hand wash vs leave)
  • Linen — towels and whether to strip beds
  • Locking instructions — especially if the door doesn't self-lock
  • Optional: review request — more effective here than in any automated message

What to Leave Out

Don't include anything the guest can't act on in the last 30 minutes of their stay. Lengthy house rules, feedback forms, or promotional messages for other properties belong elsewhere.

If you have a lengthy list of checkout tasks, check whether they're necessary. Stripping beds, taking out recycling, and running the dishwasher are tasks that belong to the cleaning fee — not the guest's last morning.
