Most Airbnb welcome letters are too long. Guests arrive after a flight, they're tired, and they want three things: how to get in, where the Wi-Fi password is, and when checkout is. Everything else can wait.
A good welcome letter is under 200 words, warm in tone, and answers those three questions in the first paragraph. This template is designed to be placed on the kitchen counter or framed near the entrance — somewhere a guest will see it in the first 30 seconds.

What to Include (and What to Leave Out)
Include: Wi-Fi, access code, checkout time, one property quirk, emergency contact. That's it for the letter.
Leave out: Lengthy house rules (put those in the Airbnb app listing), tourist tips (put those in your digital guide), reviews of local restaurants (guests won't read them on a card).
- Keep it under 200 words
- Print at 14pt minimum — guests read in poor lighting
- Laminate it so it survives spilled coffee
- Include a QR code linking to your full digital guide
Pair With a Digital Guest Guide
The welcome letter handles first impressions. Your digital QR guide handles everything else — appliance how-tos, local food recommendations, emergency numbers, and checkout instructions. Guests scan the QR code any time they have a question, instead of messaging you.
